D. Exit Strategy

Our investment strategy is designed to succeed WITHOUT a housing recovery or macro economic recovery.  We recognize perfect timing for investing capital is almost never possible, but we take comfort from the fact we are in the 7th year of a housing recession/depression. We believe that now is the right time precisely because the recovery is still in its early phases.  

Our specific exit strategies are:

  1. Re-launch of community once critical mass of lots are owned (may occur in conjunction with some other value add (bond issue solved, lots completed, landscaping enhancement, amenity added, etc.)
  2. Traditional marketing and sales program (via our partnership with Southeast Discovery)
  3. Builder program – partner with or sell lots to builders to build rooftops
  4. Sell in bulk to a builder(s)
