Investment Strategy

Bald Eagle Partners, LLC (dba Bald Eagle Communities, LLC,  Bald Eagle Ventures, LLC & Bald Eagle Funds) has acquired or committed to acquire $20 million of residential real estate in the last 6 months of 2012.  We have acquired control of or the remaining bulk lot inventory in the following communities:

·         Osprey Cove, St. Mary’s, GA

·         Stillwaters at Lake Robinson, Greenville, SC

·         Rice Hope, Savannah, GA

·         Enclave on Bohicket, Charleston, SC

·         2 Gulf front condominium pads in the Florida Panhandle

·         And interests in communities in Summerville, SC, Brunswick County, NC and Knoxville, TN 

Our objective for 2013 is to deploy $50 million in similar types of opportunities in the following states and markets:

• Virginia – Williamsburg & Charlottesville
• North Carolina – Coastal and Mountain regions plus general Triangle area
• South Carolina – Myrtle, Charleston, Hilton Head, Greenville
• Georgia – Savannah, St. Mary’s, Atlanta region and northern mountain regions
  
• Florida – coastal generally
• Tennessee – eastern lake regions

 Our asset preferences are (all residential)

• Finished or partially finished lots
• Entitled land where there is existing builder demand
• Any combination of the two above
  
• Land entitled for condominium projects
  

 Deal Sizes – minimum of $1 million – no maximum

Our business pays referral fees to individuals and or businesses that refer transactions to us that we are not working on.
